We are a two-person team based in Myoko, Japan.
Matt – Expert in in property inspections, construction discussions, and complex real estate matters.
Dylan – Handles most admin and coordination tasks such as contacting real estate agents, arranging utility connections, communicating with contractors, and managing city office procedures.

How It Works
Book Online – Choose Expert or Partner on our booking page (powered by Acuity Scheduling) and select your time.
Pay to Confirm – All bookings are prepaid. Rates are billed in 30-minute blocks with a set minimum.
Provide Details – Tell us exactly what you need, share contact information for agents or companies, and upload any relevant documents.
We Get It Done – We complete the work as booked. If extra time is needed, we’ll check with you before continuing.
Overtime Billing – Any approved overage is billed in 30-minute blocks at the same rate.

Matt (Expert guidance)
$250 USD/hr (¥37,000/hr) — 1-hour minimum
On-site additional fee ¥5000
Dylan (Admin/Coordination)
$52 USD/hr (¥7,500/hr) — 1-hour minimum
On-site additional fee ¥5000
On-Site Fee in Myoko
Add ¥5,000 to any appointment to cover travel and in-person service in Myoko
After Hours/Weekends
+25% surcharge
Extra Time Policy
Some tasks may take longer than expected due to delays, hold times, or extended discussions. If we approach your booked time, we will check with you before continuing. Extra time is billed in 30-minute increments at the same rate.
